Abstract
This research has three objectives: 1) study the history and current condition of old Western-style houses in Jing'an District, Shanghai; 2) study and analyze the sustainable management of preserving historical buildings. of old Western-style houses in Jing'an District, Shanghai, issues of historical significance Theory of conservation and protection Finding the importance of government policy and conservation related to sustainability. 3) Study to propose a sustainable management model for the preservation of historical buildings, old Western-style houses, in Jing'an District, Shanghai. This research is a mixed method, focusing mainly on qualitative research. From analyzing basic historical data, current conditions, architectural styles and analyze relevant literature, concepts, theories, and keywords. For quantitative data analysis, interviews were used. from the population of user owners Related agencies of local government Group of investment management institutions Building construction academic Building Conservation Group and groups of tourists, 10 people per group.
The research results found that: the history of Western-style houses originated from Westerners At present, some buildings have had their living spaces modified to suit the present. Owner has changed the style of the building is different, Western mixed with Eastern (Chinese). Establishing concepts and directions for sustainable building protection Several factors need to be considered. Including cultural values historical significance social needs and economic feasibility Ready to build a defense system using modern architectural technology to help. To propose a sustainable management model in 6 areas: (1) Develop a plan to cover all matters and as much as possible. (2) Strengthen community support for government policies, such as policies on zones for old Western-style cultural buildings. Old city area, old community (3) has a variety of fundraising for conservation (4) strengthens social participation for insiders and outsiders to participate (5) creates a monitoring and evaluation mechanism (6) leads green concepts used in the area.
