The Development of a Strategic Plan for Selecting Location of a Housing Estate Project

Abstract

The purpose of this research was to develop a strategy for selecting location of a housing project. The research used a hybrid research methodology. Population used in this research were housing companies in the real estate business category in Bangkok. The sample group and data contributors in this research were companies in the real estate business category of housing projects in Bangkok that were units of analysis. Random sampling was performed by using Krejcie and Morgan table. The sample group was 127 companies. Each company was surveyed 4 persons, in total 508 people were surveyed. The tools used in this research consisted of unstructured interview forms and questionnaires that had reliability of 0.842. The statistics used in the research were frequency, percentage, arithmetic mean, and the standard deviation. Exploratory Factor Analysis (EFA) with Principal Component Analysis (PCA) was also performed.

The research found that strategy of selecting housing project location consisted of 5 elements as follows: Component 1 Technology Management Spatial Database, Component 2 Monetary Policy, Component 3 Data Analysis Latent Requirements, Composition 4 Potential and Spatial Value, and Component 5 Process management.
